Valuation

A valuation is not a survey. It is a limited inspection to identify problems which might affect its value, and hence the security of any loan or mortgage, for example.

Generally the purpose of a Valuation is to provide an opinion of the price a property might achieve if it were sold on the open market. We would visit the property and note its condition, size, location and aspects of construction which are readily observable on a walk-round inspection. We would then establish its market value.

Homebuyer Survey and Valuation

This type of survey was introduced in recent years to provide prospective purchasers with a concise and economic report on straightforward properties. It is presented onstandard stationery and is primarily designed for properties built within the last 100 years, of conventional construction and in reasonable condition.

A Homebuyer Survey and Valuation includes the following information:

  • The property's general condition
  • Any significant defects, in accessible parts of the property, which may affect its value
  • Urgent and significant matters that need assessing before entering into exchanging contracts including recommendations for any further specialist inspections
  • Results of any testing of walls for dampness
  • Comments on damage to timbers including woodworm or rot
  • Comments on the existence and condition of damp-proofing, insulation and drainage (although we would not test the drains)
  • The recommended reinstatement cost for insurance purposes (the anticipated costs of re-constructing a building in the event of damage by an insured risk, e.g. fire). This is not the same as the market value
  • The value of the property on the open market.

A Homebuyer Survey and Valuation is not a detailed survey of every aspect of a property, it focuses only on significant and urgent matters. It is not suitable for properties built before 1900, those in need of renovation or that you are planning to extend.

This is the most comprehensive type of survey. It is suitable for all properties but specially recommended for:

  • Older properties
  • Any building constructed in an unusual way regardless of age
  • Properties you are planning to renovate or alter in any way
  • Properties which have already had extensive alterations
  • All listed buildings.
  • Barn Conversions etc

A building survey involves a detailed examination of all accessible parts of a property and can be tailor-made to suit your individual needs and concerns. It includes the following:

  • Major and minor faults.
  • The implications of any defects and the possible cost of repairs (if requested, although accuracy of such figures will need to be confirmed by reference to specialist contractors)
  • Results of testing walls for dampness and timbers for damage including woodworm and rot.
  • Comments on the existence and condition of damp-proofing, insulation and drainage (although we would not test the drains).
  • Technical information on the construction of the property and details about materials used in construction.
  • Information on the location.
  • Recommendations for any further specialist inspections.
  • Identification of those works that may have required Listed Building consent.
  • A building survey does not include a valuation, although we would be pleased to carry out a valuation if required.
